|Major Maintenance Guarantee
We offer a maintenance guarantee to all Residents. To help to ensure your satisfaction with your rental home, major repairs
(that are not caused by resident neglect, misuse or abuse) as outlined in your Rental or Lease Agreement will be addressed
within three business days (a business day is defined as Monday through Friday excluding Saturday, Sunday, and holidays)
after you notify us, so that problem does not create a hardship for you or your family.
The three-day time period for completion of repairs begins on the same day a Resident notifies us about a needed repair
when the Resident notifies us before 12 noon (Central Standard Time) on a business day. The three-day time period for
completion of repairs begins on the next business day when a Resident notifies us about a needed repair after 12 noon
(Central Standard Time) on a business day or on a weekend or holiday.
Examples of major items that we are responsible for include: Malfunctioning or broken water heater, air conditioning/heating
unit, or water leak in the roof.
If the problem is not addressed within the three-day period, you will have FREE RENT UNTIL THE PROBLEM IS CORRECTED
on a per day basis following the third business day after we received notification of the problem. Your FREE RENT will be
awarded in the form of a rent rebate following your next on-time rental payment that we receive.
